Replaced a 15 year old panel in a rental duplex in Cleveland and cut service calls from 6 a year to zero
The old board had corroded zone terminals from a roof leak the landlord kept ignoring, so after I swapped in a new can with sealed grommets and moved the keypad off the damp wall, the tenant stopped calling me every other month about false alarms, and now I want to know if anyone else has seen water damage cause that many phantom trips on a system that tests clean.
The false alarms part makes sense but I would not blame the water for all of it. Corroded zone terminals raise resistance, and depending on how the panel reads the loop, that can look like an open or a short, so yeah, that alone can trip a zone. But six calls a year on a system that tests clean usually means the panel was also just old and flaky, so you may have fixed two problems at once and only noticed the water one. Moving the keypad off the damp wall was the real save, those things hate moisture almost as much as the terminals do. I have seen a leaking roof take a panel from working fine to random trips in one season, so your tenant was probably hearing a mix of bad wiring and a panel that was on its way out anyway.
