Pro tip: my property tax assessment jumped 38% and I fought it down to 4% for $0
Got my assessment notice for my place in Red Deer back in March and the number was up 38% from last year, which would have added about $1,100 to my yearly bill. I called the assessment office to ask how they got there and the guy basically read me the same square footage and sales data I could pull myself. So I filed a formal complaint with the local review board, brought six recent sale prices from my own street, and sat in a 20 minute hearing. They knocked it down to a 4% increase. The whole thing cost me nothing but a stamped envelope and one afternoon off. If your assessment went up more than the homes selling around you, file the complaint, the board does not bite. How many of you are just paying the number on the notice without checking it against actual sales?
Six recent sale prices from your own street is the part people skip. That's the whole case right there, the board just wants to see homes like yours selling for less than your new number. I'd add pulling the assessment roll for your neighbors too, since that list is public and it's free ammo if their places are valued lower than yours.
