Update: my new roof leaked after the first hard rain, and the roofer blames my gutters
I had a crew out in March to replace the shingles on my 1950s ranch house, and after 2 inches of rain last Tuesday there is a brown stain spreading across my hallway ceiling. The roofer came back out, poked around for 20 minutes, and told me the shingles are fine and the water is backing up because my gutters are old, which feels like passing the buck on a $9,400 job. Has anyone here actually won a fight like this, or do I just eat the cost of a second opinion from a different roofer?
Watched my neighbor go through almost this exact thing a few years back, and the thing that saved him was just getting a written report from a different roofer, not even a full second opinion job. Turns out his gutters were totally fine and the real problem was a bad flashing job around the chimney that the first guy kept dodging. He sent that report to the original company and suddenly they were a lot more willing to come back out and fix it for free. So yeah, I would not just eat it, because a brown stain spreading means water is getting in somewhere and that gets worse fast. My neighbor also took a bunch of phone pics of the stain with a ruler next to it each day so he could show it was growing, which sounds dumb but apparently helped his case a lot.
