Realized my old way of showing houses was wasting 30 mins per showing
I used to just open the door and let people wander around for 20 mins before asking if they had questions. Last week I tried something different - I gave them a 2 minute guided walkthrough first pointing out the specific things like the new HVAC from 2022 and the updated plumbing. The buyers actually started asking real questions instead of just nodding. They even put in an offer that same day after 3 other showings went nowhere. My commission on that one house was $8,400. Anyone else find that changing a simple routine like that makes a huge difference with clients?

Oh man, that's a solid adjustment right there. I mean, it's funny how such a tiny tweak can totally flip the whole vibe. It's weird, but people get overwhelmed with choices and options, so narrowing it down for them early on probably helps them focus.
