He said leaks always show up right after a storm, so I paid for a re-inspection three days later and he found nothing. Then in February I found rot around the chimney flashing that had clearly been there for a while, so what did your inspector actually catch that saved you money?
Getting a guy with a moisture meter and a thermal camera up there is what actually helps. Mine caught a slow leak behind the drywall in the bathroom that way, no storm needed, it was just always damp back there. What saved me money was asking him to walk me through the pics he took instead of just handing me a report. Rot and mold don't wait for rain, they build up over months from small stuff you can't see. A good inspector shows you the readings and the photos so you can check it yourself later. Sounds like yours just wanted a reason to come back out and charge you again.
