3 days old? That's fresh off the line. I didn't even know coffee had a roast date until last year, I just looked at the best by date like a dummy. Pretty wild that a $12 bag can beat a $25 one just from being a week newer.

Hot take: I chose a round brush over a square one for my main soot work

Buddy of mine Mike tried a round poly brush on a job last fall because his steel wire brush was wrecking the inside of some old terra cotta flue. He had been fighting with that thing for an hour on one house, scratching up the liner and cussing the whole time. Swapped to a round poly head and it slid through the tight spots like butter, no binding at all. Finished the whole job in 20 minutes. Said the only thing he didn't like was how fast it wore down on the heavy stuff, but for the price saved him a lot of hassle.

Yeah, I get that concern about apps being too much for small landlords. I actually tried one of those fancy inspection apps a few years back and it was a mess for my 3 units. The learning curve was way steeper than I expected, and I ended up just going back to taking photos with my phone and saving them in a folder. What worked better for me was just using a simple spreadsheet with the move-in checklist and adding timestamps from my camera roll. I still do paper for the actual walkthrough, but I snap a ton of photos right then and save them with the date in the file name. It's not fancy, but it's free and I never lost a photo yet. I feel like the app thing is overkill unless you're managing 10 plus properties and need to share stuff with a team.
